City Manager's Update - May 31, 2005


City Manager Matthews stated the work to establish the permanent power connection to the building was on-going. PEPCO was in the process of performing the necessary underground work. James F. Knott Construction Company estimated that it would need approximately four weeks to perform the remaining tasks to achieve the permanent power connection to the building.

As noted in prior reports, certain finish work could not be completed until the space was climate controlled. Additionally, the walkway railings were scheduled to arrive on site in mid-June. These railings must be installed in order for the city to obtain a permit to occupy the building. Consequently, the projected completion date for the work currently in progress was July.

The City Manager then provided the City Council with an update on the bid process for the Community Plaza Level portion of the project. Bids were due on Tuesday, June 1st. It appeared at this time that the city would likely receive three to four bids.

Lastly, City Manager Matthews informed the City Council that she and the project management team had met earlier in the day with representatives of James F. Knott Construction Company to discuss the outstanding Proposed Change Orders (PCOs). As the City Council was aware, the value of the outstanding PCOs was approximately $1 million. Staff's goal was to finalize as many PCOs as possible in the coming weeks so that the City Council was in a better position to make decisions on the bid alternates for the Community Plaza Level, as well as other items of interest such as the elevator. Towards this end, James F. Knott Construction Company and the city had agreed to set aside the contractor's request for extended general conditions and time, if applicable, in resolving the PCOs. Any request for extended general conditions and time would be addressed upon completion of the project.
