City Manager's Update - January 9, 2006

City Manager Matthews informed the City Council that a meeting had been held on January 4th to discuss the outstanding Proposed Change Orders (PCOs). The City and James F. Knott Construction Company had reached agreement on a number of items. Further information on these items would be provided at the next meeting. The parties were continuing to discuss several additional PCOs with the hope of resolving them.

The City Manager stated that the City had previously expressed its concerns to James F. Knott Construction Company about the tile workmanship in the lobby area of the Public Safety Plaza. A meeting was scheduled to be held on January 18th to discuss this matter. Representatives of the City, the City's construction management consultant, the project architect, James F. Knott Construction Company, the subcontractor, and the tile manufacturer would be in attendance.

City Manager Matthews noted that the City Council had previously expressed interest in installing an additional elevator in the front area of the Community Center. She stated that the elevator system had been modified from a hydraulic to a screw jack system during the value engineering process as a cost saving measure. Phase One of the project included the construction of the elevator shaft. Because of the change in the elevator system, additional design services may be required in order to obtain pricing for the elevator cab. The project architect had submitted a proposal to provide these services, at an approximate cost of $6,000 - $7,000. At the conclusion of the discussion, the City Council expressed interest in moving forward with obtaining pricing for the elevator cab but requested that the City Manager identify alternatives to the design proposal submitted by the project architect.

On January 3rd, a member of the City Council had asked staff to look at ways to enhance access to the library from Philadelphia Avenue. The City Manager advised the City Council that staff had requested the assistance of a resident/local architect in examining this issue.
